On the total surface of 3,511.89 m2, on the ground floor, first, second and third floor there are commercial premises, while in the attic there are auxiliary and technical premises, as an integral part of the Zara shop.
The intervention was carried out in 3 phases: Phase 1: execution of works on reinforcing the construction of the brackets and basic works up to the roh-bau design, and installation of escalators and elevators, Phase 2: installation of the transformer station Phase 3: installation of mechanical thermo-technical installations, systems for fire protection and finishing of floor and wall surfaces.
As part of the conservation and restoration research, traces of original representative cassette ceiling paintings from the historicist period were found during the conceptual design on the north-east and south-east wing, and in agreement with the competent Conservation Department in Rijeka, one type of cassette painting consisting of line edges of the edge of the ceiling board and central decorative ceiling rosettes was selected. The selected painting is presented by reconstruction to the cassettes of the suspended ceilings of the northern and eastern parts of the ground floor sales space.
